Caruso Sues Calabasas Pizza Shop Over Unpaid Rent

Fresh Brothers allegedly left the Commons at Calabasas with $38,000 in unpaid rent.

Rick Caruso is going after a former tenant of the Commons at Calabasas, alleging a pizza restaurant skipped out on $38,000 in rent.

The billionaire developer's company filed the suit last month against the former tenant, which appears to be Fresh Brothers, [The Real Deal is reporting](https://therealdeal.com/la/2026/07/19/la-real-estate-lawsuits/). The chain's lease at the upscale shopping center had expired and the shop moved out, but Caruso is seeking the allegedly unpaid rent, plus interest and attorney's fees.

The suit is the latest in a [string of L.A. landlords](https://therealdeal.com/la/2026/06/06/los-angeles-landlords-receiver-suing-tenants/) taking their tenants to court over back rent. In another case with local ties, Erewhon is locked in an escalating legal battle with its landlord at the Culver Steps in Culver City, who claims the luxury grocer owes more than $275,000. Erewhon countersued this month, denying the allegations and claiming maintenance fees were calculated incorrectly, and that parking problems at the center have hurt its business.
