Malibu Office Campus Sells at Massive Discount

The Enclave, near Nobu, sold for $12.5 million, $15.5 million less than what it sold for less than a decade ago.

An office campus perched on a bluff above Carbon Beach has sold for $12.5 million, less than half of what it fetched nearly a decade ago.

The Enclave, located at 22619 PCH near Nobu and Soho House, was purchased by Weintraub Real Estate Group, [The Real Deal is reporting](https://therealdeal.com/la/2026/03/16/malibu-office-campus-trades/). The seller, investment firm LaSalle, paid $28 million for the campus in 2017.

Comprising three three-story buildings with private balconies and ocean views, the 39,000-square-foot campus is only 66% occupied, which could partly explain the price cut. Post-pandemic office woes, ongoing construction on PCH and the Palisades Fire, which destroyed numerous homes in the surrounding neighborhood, may have also factored in.
